Due to this continued success, along with our commitment to providing our clients with the best levels of service, we are now looking to find a further full-time Property Manager (PM) in our Salisbury Lettings team.


About your role as a Property Manager at Whites:

Our PM roles form the absolute cornerstone of our lettings department. Operating in a fast-moving, professional, and friendly environment, they offer an excellent opportunity to develop further, enhance and hone your skills. As a PM at Whites, you will manage a portfolio of residential properties and oversee the entire lifecycle of the letting process. From the initial landlord valuation and/or enquiry from a potential tenant to the successful completion and let, which includes the subsequent ongoing management beyond. This will consist of attending property visits, during which you will work towards developing a personal relationship with both the landlord and tenant. The role, therefore, requires you to reach out and get to know your clients, for which a driving licence is essential.


Your responsibilities will be:
 

• Advise landlords on property safety and comfort measures.

• Assist tenants during viewings and application process.

• Qualify tenant suitability and schedule appointments.

• Update property database and initiate marketing activities.

• Negotiate offers and manage paperwork for lettings.

• Coordinate maintenance for prompt response.

• Conduct rent reviews and manage notice periods efficiently.

• Attend property visits to address maintenance issues.

• Maintain accurate financial records.

• Collaborate with internal teams to optimize property performance.

• Ensure compliance with leasing agreements and regulations.


Requirements:

• Strong sales and persuasion skills with previous client-facing experience.

• Experience in property management with a thorough understanding of the rental process (preferred).

• ARLA qualification preferred but not essential.

• Ability to manage changing priorities.

• Excellent interpersonal and communication skills.

• Proficiency in property management software (e.g., ALTO) and Microsoft Office Suite.

• Valid UK Driving Licence.

• Fluent in English.

Additional Information:

• Full-time, permanent role with a six-month probationary period.

• Monday to Friday schedule with one Saturday morning per month.

• Applicants must reliably commute or plan to relocate to Salisbury.
